To compare plotted developments in Boisar, measure both projects on the same 6 points: all-in cost per sq.ft. of plot, saleable land as a share of total land, services complete at possession, MahaRERA registration record, development permission under Maharashtra’s 2025 land revenue amendment, and the construction, maintenance and resale rules in the agreement. Amenities matter less, because land, layout and paperwork cannot change after you sign.
Two plotted projects in Boisar can quote nearly the same rate per sq.ft. and still give residential plot buyers in Boisar very different land, roads, and paperwork. A plot buyer pays for the ground itself, so the useful comparison is how much of each layout becomes saleable plots, what services reach each plot, and whether the approval trail matches the land rules Maharashtra rewrote at the end of 2025.
Plot Price per Sq.Ft. and Hidden Charges
Plot rates are quoted per sq.ft. of plot area, because carpet area rules for flats do not apply to open land. The base rate rarely matches the final outflow. Ask both developers for a written cost sheet for the same plot size, then add development charges, clubhouse membership, legal fees, advance maintenance, preferential location charges for corner or garden-facing plots, GST where it applies, stamp duty and registration.
Divide that total by the plot area to get an all-in rate per sq.ft. A project with a lower base rate can cost more once you add separate infrastructure or club charges, so that figure is the only fair way to compare 2 projects.
Plots per Acre and Open Space in a Gated Layout
Every gated layout gives up land to internal roads, open spaces, amenity plots and utilities. 4 ratios, worked out from the land area and plot count each project declares in its RERA registration, show how much it gives up:
- Saleable ratio: saleable plot area divided by total land area
- Plots per acre: total plots divided by gross acres
- Average plot size: saleable area divided by the number of plots
- Open space share: dedicated green and recreation area as a share of total land
A lower saleable ratio and fewer plots per acre usually mean wider roads, more shared green and less traffic on each lane. A higher ratio means the developer sells more of the land, which can keep the rate per sq.ft. lower but leaves a tighter layout. Neither ratio can change once plots are registered and sold, and standalone parcels have no shared land at all, a difference covered in our comparison of gated township plots vs standalone plots.
Infrastructure to Check Before Buying a Plot
With a flat, possession means a finished home. With a plot, possession means a demarcated piece of land with services reaching its boundary. Ask each developer to list in the agreement for sale what will be complete on the possession date:
- Width of internal roads and of the approach road from the nearest highway or district road
- Source of water supply, storage capacity and the connection point at each plot
- Sewage line or treatment plant capacity, plus storm water drains along every road
- Electricity distribution, transformer capacity and whether cabling is underground
- Street lighting, boundary wall, gated entry and plot corner markers
Services missing from that written list can move to a later phase without breaching the agreement, so compare the 2 lists item by item rather than the brochure plans.
RERA Registration for Plotted Development in Maharashtra
The Real Estate (Regulation and Development) Act, 2016 treats land development into plots as a real estate project. Any project on more than 500 sq.m. of land, or with more than 8 units across all phases, must register with MahaRERA before it is advertised or sold.
On the MahaRERA website, open both registrations and compare the declared completion date, number of plots, quarterly progress updates, litigation listed against the land, and complaints from earlier buyers. The Act also requires 70 percent of the money collected from buyers to be kept in a separate bank account for that project’s land and development costs, so confirm that each project shows a designated account.
Registration is also the clearest legal line between a township layout and an ordinary land parcel, as our guide to plotted township vs ordinary land in Boisar explains.
NA Plot Rules in Maharashtra 2026
Brochures still advertise NA plots, but the Maharashtra Land Revenue Code (Second Amendment) Act, 2025, notified on 31 December 2025, changed what that label means. Where the planning authority grants development permission for a use allowed under a development plan or regional plan, that permission now converts the land, and a separate non-agricultural permission from the Collector is not needed. Sections 42A to 42D of the Code were deleted, and the annual NA tax was replaced by a one-time conversion premium on market value:
- Land up to 1,000 sq.m.: 0.1 percent
- Above 1,000 sq.m. and up to 4,000 sq.m.: 0.25 percent
- Above 4,000 sq.m.: 0.5 percent
For a 2026 purchase, ask each developer for the development permission and approved layout from the planning authority, check whether the 7/12 extract or property card records non-agricultural use, and confirm in writing whether the conversion premium has been paid. Land under Class 2 or other restricted tenure needs separate approval before development, a point covered in our guide to freehold vs leasehold land in Maharashtra.
30:70 Payment Plan vs Construction Linked Plan
A 30:70 payment plan asks for 30 percent of the price before possession and 70 percent at possession. A construction-linked plan spreads payments across project milestones. The better fit depends on how much money leaves your account before the infrastructure exists, and on whether you pay loan interest during that wait.
For plots, milestones should mean physical work on site, such as roads laid, drains built, and power lines energised, rather than vague stages like phase progress. Under Section 13 of the RERA Act, a developer cannot take more than 10 percent of the cost as an advance before a registered agreement for sale. Plotted Developments in Boisar.
Time Limit to Construct a House on a Plot
Many layouts set design guidelines covering setbacks, height and compound walls, and some fix a deadline to start or finish construction, with a penalty if you miss it. Compare both rulebooks on 4 points: the built-up area permitted on your plot size, any approval the township must give before drawings go to the authority, the construction deadline and its penalty, and whether an unbuilt plot can be resold.
Plot Maintenance Charges and Resale Rules
Roads, street lights, drains, and the clubhouse need upkeep from the day of possession. Ask each developer for the maintenance rate per sq.ft. of plot, how many months are collected in advance, and when upkeep passes to the association of allottees that the RERA Act requires the developer to help form.
For resale, compare transfer fees, whether a no-objection certificate from the developer is needed before a sale, and any lock-in period. Holding costs and exit timelines for Boisar land are worked through in our land investment in Boisar breakdown.
Birla Mrida Plots Price and Layout Numbers
For Birla Mrida Plots, the Birla Estates township in Boisar, Palghar, the layout ratios are as follows: 56 of 68 acres are saleable (about 82 percent), divided into 539 plots. That is roughly 8 plots per gross acre, with about 4,500 sq.ft. of saleable land per plot on average. The central green covers 4.75 acres, about 7 percent of the site, next to a 30,000 sq.ft. clubhouse. clubhouse.
On price, Birla Mrida plots start at ₹55 Lakhs for a 1,200 sq.ft. plot, about ₹4,583 per sq.ft. Before GST, stamp duty and registration, payments follow a 30:70 plan. Sizes go up to 9,000 sq.ft., with rates for mid and larger plots shared on request, so a full cost sheet is needed before setting it against another project.
Amenity planning for the township is covered in our guide to plotted township amenities in Boisar, and current details for Birla Mrida Plots in Boisar Palghar.

FAQs on Comparing Plotted Projects
Can I get a home loan to buy a residential plot?
Yes, most banks offer plot loans for non-agricultural residential land, and many also offer composite loans that fund the plot and the house you later build on it. Lenders usually cap the loan at a share of the plot value and may ask you to start construction within a set period. Check whether your bank has already approved the project.
Does a residential plot need an occupancy certificate?
No, an open plot does not need an occupancy certificate, because nothing has been built on it yet. You need one once your house is complete. Before construction, you apply for building permission with drawings that follow the township rules, and the authority inspects the finished house before issuing the certificate.
Can NRIs buy residential plots in Maharashtra?
Yes, NRIs and OCI cardholders can buy residential plots in India under FEMA rules, as long as the land is not agricultural land, a plantation or a farmhouse. You pay through normal banking channels, from an NRE, NRO or FCNR account or by inward remittance. Many buyers abroad sign a power of attorney so a relative can complete registration.
What happens if a plotted project misses its RERA possession date?
You can choose between 2 remedies under Section 18 of the RERA Act. You may withdraw and claim a refund of everything you paid, with interest at the prescribed rate and compensation. Or you can stay in the project and receive interest for every month of delay until possession. In Maharashtra, file complaints online with MahaRERA.
What should I check on a site visit to a plotted project?
Visit during or just after the monsoon if you can, because waterlogging shows up first on low-lying plots. Note the level of your plot against the internal road, the direction it faces for sunlight and breeze, and how the neighbouring land is used. Also check mobile signal, evening lighting and the nearest bus or rail stop.
How is plot area recorded in the sale deed?
The sale deed records the plot number, area, dimensions and boundaries as shown on the approved layout. Before registration, ask a licensed surveyor to measure the plot on site and match the result with the deed. If the figures differ, have the developer correct them before you sign, because fixing a registered deed later needs a separate rectification deed.
When is possession due for the Birla Estates plots in Boisar?
Possession at Birla Mrida Boisar is listed for 2028 to 2029, and the project is marked as a new launch. You can reserve a plot with a booking amount of ₹1 Lakh, and later payments follow the schedule in your agreement for sale. Current plot availability and size options

The amenity list includes a swimming pool, indoor gym, spa and salon, box cricket and pickleball court, amphitheater, co-working space with a library, skating rink, yoga area, and a pet park. Over 30 amenities are planned in total, so ask which ones will arrive in the first phase before you compare the township with another project.
